Regeneration specialist St Modwen has leased another 12,000 sq ft of newly refurbished industrial space at Sandbeds Trading Estate in Wakefield, securing FG3 Manufacturing at the site.

Part of bespoke office furniture and storage solutions company, Frem Group, FG3 Manufacturing has taken one of St. Modwen’s fully-refurbished employment units with office space.

St Modwen has agreed a 10 year lease with the company which will enable FG3 Manufacturing to increase its workload and grow the business with four additional staff members already taken on.

Since acquiring the 88,000 sq ft Sandbeds Trading Estate, which is a mix of detached and semi-detached industrial and warehouse units, St Modwen has invested significantly in upgrading the site, transforming its look and feel.

The majority of the units have subsequently been successfully let, with just 26,000 sq ft remaining.

This remaining space is currently undergoing a full refurbishment and will be ready for occupation later this month.

Tony Sellers, operations director at FG3 Manufacturing, said:

“The property appealed to us immediately.

“Sandbeds Trading Estate is in a great location in relation to the motorways and networks of local trades and suppliers to support our business.

“The building itself is very much in keeping with the quality of service we deliver.

“St Modwen were very straightforward to work with and I look forward to watching our company develop from this new location.”

Richard Bannister, development manager at St Modwen, said:

“I am delighted that we have been able to meet the specific requirements FG3 Manufacturing were looking for.

“We take pride in offering a flexible and straightforward approach when working with our tenants to ensure we are able to meet their needs.”
