Early mortgage advice remains key to finding dream home

As Yorkshire’s housing market continues to heat up, property specialist Butcher Residential is reminding buyers of the importance of seeking early financial advice.

Whilst there is excellent demand within Penistone, Denby Dale and areas to the west of Barnsley, many potential buyers are narrowing their opportunities – and even losing out on properties – because they’ve put off seeking mortgage advice.

Ian Butcher, principal at Butcher Residential, said: “Properties are selling quickly and it’s imperative that you have your finances in order or you risk missing out on your dream home.

“Buyers may have a lot more options than they first imagine, especially with a raft of new products now available which reflect a range of different personal circumstances.

“Whether you’re just starting house-hunting or you’re at offer stage, having all the financial facts available is crucial.

“Buyers often perceive the process as lengthy, time-consuming and ultimately they have little confidence they’ll be accepted for the mortgage they need, but that is not always the case.” 

Shan Payne, an adviser with Butcher’s Mortgage Advice Bureau, said: “There are lots of innovative mortgage products coming onto the market but no one lender has the answer for every borrower’s circumstances. We’re seeing a great deal more flexibility from lenders than in recent years however so we’d always urge people to seek advice.

“It’s only when you’re armed with the true facts about what you can afford that you can make an informed decision.”

Butcher Residential has offices in Barnsley, Penistone and Denby Dale. It has seen an increase in the number of properties coming onto the market this spring across its three offices.
