With half of homes sold, new Harrogate development is hardly an outside bet

The historic sporting links of a landmark pub in Harrogate are to live on after it was demolished to create a collection of 14 stylish apartments. 

After breathing new life into the site of the former Little Wonder Hotel – one of two pubs in the UK named after the racehorse which galloped home first at 50-1 the 1840 Derby – developers have won their own race to name the complex “Epsom Court”. 

Homebuyers are already jockeying for position after the new-build development was launched to the market earlier this month, with no fewer than half the properties already sold off-plan. 

The development is the latest Harrogate project undertaken by Yorkshire-based Ashtree Fine Developments, which acquired the empty building after the pub closed and attempts to revive it as a restaurant failed. 

It had been a feature of the junction at Skipton Road and Ripon Road for more than a century. 

Epsom Court is being marketed through the Harrogate office of Linley & Simpson, whose valuation manager Nick Rowlands-Ridley said: “We are witnessing a resurgence of interest in new-build properties and this development is a good example as to why. 

“Over and above its design and competitive asking prices, the development holds plenty of appeal for homebuyers. Its location is within walking distance of the town centre, it has private car parking and there is soon to be the added convenience of a new Tesco store being planned opposite. 

“Epsom Court is a fitting name for the development, honouring the site’s famous sporting links to the past as it prepares to enter a new and exciting era as residential accommodation.” 

The development remains in the course of construction. When completed, it will offer 14 newly-built apartments over three floors. Those plots still available range in price between £170,000 and £182,500. 

Each apartment offers two double bedrooms, with the majority having en-suite facilities, including a double shower. 

A contemporary range of kitchen units will be provided with textured work surfaces, stainless steel sink unit, fan assisted oven, electric ceramic hob with filter hood above. 

White goods include an integrated dishwasher, and fridge freezer. The wet areas will all receive designer-led sanitary ware in white with chrome fittings. And where baths are fitted, a shower attachment will be provided. 

Carpeting to all bedrooms, halls and lounge areas and high quality vinyl flooring to the kitchen and all wet rooms are included. Sealed unit uPVC double glazing is throughout. 

Each property will have electric heating and an audio entry phone system will allow automatic access to guests via the main entrance. The properties have been designed with light in mind to ensure that the principal rooms receive the best possible natural light. 

Secure, private car parking is provided and accessed from Skipton Road to prevent parking for non-residents. There is also an electric car charging point. 

All properties will benefit from a ten year BLP warranty.
