Linley & Simpson is marking the first birthday of the launch of its residential sales service across Leeds with a hat-trick of initiatives.
The agency, whose branch network includes Horsforth, Roundhay, Leeds City, Harrogate, Ilkley, Ripon, Saltaire, Wetherby, Wakefield and York, is breaking new ground with a live chat service; an extra search facility on its website highlighting ideal buy-to-let investment properties; and a new premium marketing package called “Select”.
This trio of improvements is designed to offer buyers and sellers an extra dimension to customer service – as latest industry figures show that the independent agency is selling homes up to 30 per cent quicker than the area average.
After renting out more than 40,000 homes since opening its doors as a dedicated letting agent in 1997, Linley & Simpson moved into a new era by launching its own sales department a year ago, creating more than 30 jobs.
Its three Leeds branches trailblazed the new venture, with the agency’s seven other offices across North and West Yorkshire following in their success. This success was topped off by winning Silver in the national Estate Agency of the Year awards for best marketing.
It was underlined further this week by independent figures which showed that in its inaugural year:
- Homes in Horsforth were sold subject to contract in an average of 8 weeks, compared to an area average of 11 weeks, achieving 96.5% of the asking price.
- Homes in Roundhay were sold subject to contract in an average of 8 weeks, compared to an area average of 10 weeks, achieving 96.6% of the asking price.
- Homes in Leeds city centre were sold subject to contract in an average of 7 weeks, compared to an area average of 10 weeks, achieving 97% of the asking price.
The independent agency is now building on this year of success with the development of three additional services.
Continued online development means Linley & Simpson are still the only local agent to offer a live chat function on its website, allowing customers to contact the company from Monday to Friday, 9am – 5.30pm, using their computers, tablets or smartphones.
As well as offering clients an extra option for making contact, it is playing an important role in speeding up the whole process for answering a range of queries, as well as for making bookings for viewings.
A dedicated buy-to-let service is now also available in each branch, helping Yorkshire’s growing number of private landlords on every step of their journey towards buying the right property with maximum rental potential. There is even an extra feature on its website which highlights those properties that have already been assessed as attractive for a buy-to-let investor
The third development has seen the launch of the new premium “Select” marketing package, which was developed to effectively promote the lifestyles and features of high end properties to their full potential.
Head of residential sales, Mark Christopher, said: “The market remains very active with the long-awaited stamp duty changes heralding a strong start to 2015 for house sales across the region.
“This is an upward trend that’s poised to continue thanks to a range of positive factors, not least the relaxation of pension rules that will enable many savers to unlock their cash and invest it in property for the first time.
“The introduction of the new property portal OnTheMarket is also adding a fresh impetus to sales, which continue to show a significant year-on-year increase.”
