Model development goes under the magnifying glass

A “model” housing development in Harrogate will go under the magnifying glass next weekend, when potential homeowners are given the first chance to see the scheme first-hand – and with not a pair of wellington boots/safety hat in sight!

But instead of looking around a major construction site, viewers will instead be casting their eye over a scale model of Watling Grange, a £110m plus development being brought to life by Persona Homes on the north-west side of the spa town.

This is the first time the company – the commercial arm of the Home Group Limited, a North East housing charity – has dipped its toe into the thriving Harrogate property scene, and is being marketed by the specialist land and new homes department of Yorkshire estate agency, Linley & Simpson

The full-sized Watling Grange, being created off the main A59 Harrogate to Skipton road on former agricultural land, is a collection of 350 two, three, four and five-bedroom homes, created in 20 different property styles.

Prices range in value from £265,000 for the two-bedroom homes, up to £750,000 for the sumptuous five-bedroom properties. For first time-buyers, the development benefits from being part of the Government’s ‘Help to Buy’ scheme, where a deposit of just five per cent is required to secure one of the homes.

Additionally, Persona is also offering shared ownership, where buyers can purchase any percentage between 25 per cent and 75 per cent depending on affordability.

David Waddington, Director of Land and New Homes at Linley & Simpson, said: “We are really excited to be partnering Persona in their first major Harrogate development.

“Earlier in the year, Persona commissioned the building of a scale model of Watling Grange, so prospective purchasers can view the whole site – in miniature – as it will look on completion.

“Located in our Harrogate new homes showroom, it shows the exact location of each house in relation to its neighbours, and where it sits within the development. It’s this model development that we are opening to the public this weekend, and those who come and inspect it will be invited to a special preview of the full-scale site a week later.”
