Covers to be thrown off “Iconic” York development’s show apartment

A show apartment at an “iconic” York property development – under construction a stone’s-throw from the city’s famous walls – will be unveiled next month.

ICONA, being delivered by Modernistiq Development, is a collection of 32 luxury flats, located within walking distance of York city centre, on Redeness Street.

And from Tuesday, September 1, potential buyers will be given the first opportunity to cast their eyes over this impressive apartment block with the launch of the show apartment.

Comprising of 27 two-bed homes – including three stunning penthouse suites, one of which is already sold – and five one-bed apartments, they are being jointly launched to market by the specialist land and new homes department of Yorkshire estate agency, Linley & Simpson, though its York branch, and Croft Residential.

Starting at £220,000, the apartments epitomise modern, open plan living, with state-of-the-art appliances and a communal roof terrace. Stylishly decorated, they have been designed to maximise space and create a light and airy feel. And, to garner a sense of community, ICONA boasts a communal rooftop area, offering views over the city.

Onsite parking is also available along with an allocated cycle store for those who want to take advantage of York’s extensive cycle paths.

Under the current ‘stamp duty holiday’ – where the threshold has been raised to £500,000 until March 31, 2021 – buyers could save as much as £15,000.

The apartments are ideal for first time buyers and those purchasing through the help to buy scheme, as well as those seeking to ‘buy to let’. With York’s average rent prices having increased by eight per cent in the past year and a ten-year growth of 39 per cent for the city’s property prices, the apartments are a great investment.

And, as an added incentive, those who purchase in the current period are able to select their own kitchen specifications.

David Waddington, Linley & Simpson’s, said: “ICONA is a stunning development, and we are really excited that in just a few weeks we will be able to throw the covers off the show apartment.

“Modernistiq has a reputation for delivering high-quality urban properties, and ICONA is no exception. York is also fabulous setting for this, their latest, property venture.  There has been a lot of interest already, particularly in the penthouses with one already being snapped up.”

Externally, the architects have used darker brick to ICONA’s lower levels, with a textured lighter brick to the middle floors. The upper floor has been encased in vertically boarded hardwood. Strategically placed balconies envelope tall windows allowing cascading light to enter the property.

“Internally, each room has been thoughtfully designed to maximise space and create light filled interiors with a variety of complementary finishes. Kitchen, dining and living areas are open plan with a light and airy feel. Bedrooms and bathrooms provide the perfect place to relax and unwind.”

David Waddington added: “ICONA is in a great location, close to traditional pubs, high-end restaurants and independent shops. And whilst it is a stone-throws from the city walls and a 15-minute to York’s famed Minster, it is also ideally placed to access Leeds, Manchester and London via train.”

ICONA’s one-bedroom apartments are priced from £220,000, rising to £310,000 for the two-bedroom apartments and up to £415,000 for the penthouse suites.
