CBRE’s Operational Real Estate team has been instructed to market Lake & Orchard Care Home, a former care home and nursing home offered with vacant possession, located on Riccall Lane in York.

Originally a country club and restaurant, Lake & Orchard Care Home was converted into a care home in 1994. The property comprises 95 bedrooms in total split into two parts (Lake and Orchard) with an interconnecting link.

The care home is presented in an ‘L’ shaped configuration which can be subdivided to provide different service provision if required. CBRE is seeking offers circa £2m for the Freehold interest, subject to contract.

The care home is situated in an attractive setting on a site extending to circa 4.901 acres. There is a driveway approach and the property is surrounded by lawned gardens and mature trees with a large car park to the front of the building. The ‘Lake’ section was utilised for residential care and contains 45 bedrooms while the ‘Orchard’ provides 50 bedrooms designed for nursing care.

The property is located on the south side of Riccall Lane between the villages of Kelfield and Riccall. Riccall Lane provides a link to the A19 which allows access to York and Selby. The property occupies a semi-rural position surrounded by open fields and the River Ouse is located to the southern boundary of the site. Local amenities and shops are accessible from neighbouring villages.
